Buying an investment property can be confusing, time consuming and costly if you get
it wrong. “What is the right investment property for my circumstances? What are the
important factors to consider? What impact will an investment property have on my
cash flow? What are my financial goals and how do I achieve them by investing in
property?” These are a few questions that you should consider before committing
significant funds to the property market.
The variety of properties in the market and the lack of objective information about
investing can make it difficult to arrive at a decision that is genuinely in your best
interests. The Full Service Investor guides you through the process. It is your complete
search, selection, analysis and purchase negotiation service.
First, we assess your financial situation (income, assets, commitments, borrowing
capacity) and your personal goals (travel / have children / change your working hours /
wealth creation etc.)
Second, we search the market on your behalf to find a property that will improve your
financial situation and help you achieve your personal goals. When we find a potentially
suitable property, we provide a detailed report that:

compares the level of demand (indicated by demographic trends, location, floor
plan and streetscape) with the level of supply (indicated by the availability of land
and comparable building styles). The higher the enduring demand relative to
supply, the greater the property’s investment potential;
- evaluates the property’s capital growth potential (strong / moderate limited)
based on the factors above;
- compares recent comparable sales data to assist in establishing commercially
viable purchase price;
- evaluates the property’s land-to-asset ratio (LAR) — the amount of land as a
proportion of the property’s overall market value. The higher a residential
property’s LAR, the greater the investment potential;
- evaluates the projected rental income of the property, and for our finance clients,
analyses your likely cash flow situation (negatively geared / neutrally geared /
positively geared). If the property is negatively geared, the report will provide an
indication of the weekly shortfall to help you determine whether you can hold the
property comfortably and service the difference between outgoings (mortgage,
rates, insurance, repairs etc) and rental income.
As an owner occupier, you won’t qualify for tax benefits associated with holding the
property. However, you can still accumulate equity as the property’s technical value
grows over the years — providing a potential source of funds from which to draw for future
investment or personal use.
This is why Full Service Home Buyer also includes an assessment and verbal report on the
property’s capital growth potential. To determine this, we look at the land value per
square metre, and the land-to-asset ratio (the amount of land as a proportion of the
property’s overall technical value.)
Third, we develop a strategy to bid at auction or negotiate the purchase for the lowest
possible price in the context of current market conditions.
